Prairie Land Restoration Multi-Building Project in McKinney, Texas

As part of a major Prairie Land Restoration Multi-Building Project, Romtec, Inc. has been selected to design, manufacture, and supply twelve park buildings for Erwin Park in McKinney, Texas. This project supports the park’s ongoing park restoration project led by the City of McKinney and reflects a long-term investment in expanding recreational opportunities, improving visitor amenities, and enhancing the park’s operational capabilities.

Romtec is working with the City of McKinney along with Teague Nall and Perkins, Inc. to design and supply 12 buildings for the scenic Erwin Park. The park is going through phased closures as the Romtec restroom, shower, and maintenance buildings are constructed along with the pavilions.

About McKinney, Texas

McKinney, Texas is about 30 miles north of Dallas and considered a suburb of the Dallas – Fort Worth metropolitan area.

Erwin Park is a regional destination known for its extensive trail systems, natural landscapes, and recreational amenities. As park usage increased and community demand grew, the City of McKinney initiated a multi-phase renovation program focused on modernizing infrastructure, expanding capacity, and improving visitor experience.

A key component of this effort involved adding permanent, durable park facilities that could be deployed efficiently while meeting municipal standards for safety, accessibility, and longevity.

Prairie Land Restoration Multi-Building Project at Erwin Park

The park is set in the northwest portion of the city, in a large open area, offering a unique recreational space.

Erwin Park has a strong tradition of being a prairie land restoration destination. Its natural beauty and mystique bring in people from all over. Whether you go on a nature hike, reserve a camping spot, or ride the mountain bike skills course, you’ll appreciate the views of this natural setting.

The park has 12 designated campfire sites, three pavilions, a fishing pond, two restrooms, Dallas Off-Road Bicycle Association (DORBA) maintained trails, progressive mountain bike skills course, two playgrounds, natural wooded areas, large expanses of open space, and three firewood kiosks.

Erwin Park is a retreat into nature, providing open land, trees, and country to enjoy with a variety of outdoor activities.

How Romtec Got Involved with This Multi-Building Design

Romtec has been in contact with Teague Nall and Perkins, Inc. (TNP) who reached out to us about this project. This is the first project working with TNP and with The City of Mckinney, Texas.

For this project, there will be 12 different structures. One model 2101 with a 36′ roof extension creating a covered picnic space. There are 3 model 3013, 2 model 3011’s, 2 model 2081’s, 1 model 2061, one model 2022, one maintenance building and one unique lookout structure.

Romtec is offering the design and supply of all buildings to be purchased using Buyboard. The BuyBoard purchasing cooperative has a long history as a trusted, experienced purchasing source for school districts and other governmental entities. It saves money on the products and services they need while streamlining the purchasing process.

Besides the overlook structure, all buildings are based off a standard model with various options such as single slope roofs.

This project is complex, but the design of all 12 structures has been running smoothly. The park will have phased closures for construction in the fall of 2025, with construction expected to continue well into 2026 so parts of the park will remain open – such as the bike trails.

Unique Lookout Structure

The new overlook structure will allow visitors to see over 35 miles from the top deck.

Romtec designed a lookout structure for Erwin Park with a spiral staircase with steel frame that has 2” composite board treads, steel columns, steel deck joist, Trex Transcend Lineage groove edge composite decking, steel beams, steel roof beams, steel fascia beams & rafters, Feeny steel post with vertical cable railing, and Fabral slim seam metal roofing over the steel framing.

This one of kind lookout structure is full of steel components, making it an interesting structure to behold, but also a great way to experience the park.

Restroom Pavilion Shower and Maintenance Buildings

The restroom, maintenance, and shower buildings all share the same exterior features to keep the same aesthetic feel throughout the park.

Features on these buildings include fiber cement lap siding over CMU concrete block wall, Fabral metal roofs, stone veneer, American Laminators glulam beams & rafters, tongue and groove decking under the ceiling, drinking fountains, Steelcraft doors, vent boots, and vents.

The two pavilions also have matching exterior features including tongue and groove ceiling, steel columns, stone veneer, glulam rafters and roof beams, and Fabral metal roofs.

Having the same aesthetic throughout the entire project is something we do often at Romtec, matching other buildings, or keeping the same look throughout several buildings for an overall cohesive design.

Erwin Park Improvements Project with Multi-use Buildings

Romtec has designed these buildings to meet the needs of the park, which include campgrounds, bike trails, playgrounds, and a fishing pond.

The maintenance building has a garage door, and ample space for storing equipment along with a single restroom. One of the bigger buildings has large multiuser restrooms, mechanical room, and three shower stalls for both the men and women.

A unique part about this project is the overlook structure featuring steel components throughout. The overlook structure is one of a kind and a first for Romtec.

Once this project is finished it will be amazing to see the matching buildings that will enhance the scenic Erwin Park for campers, bikers, and visitors.

Multi-Building Design Consideration

Durability and Environmental Exposure

Park buildings must withstand constant public use, weather exposure, and minimal on-site supervision. Romtec engineered structures with durable materials and robust construction methods designed for long-term municipal use.

Aesthetic Integration

The buildings were designed to blend with the park’s natural character, maintaining visual cohesion across the entire park while supporting modern functionality.

I have to mention that aside from the products Romtec supplies and the workmanship of the subcontractors (Ken and crew), I’m also very impressed with your responsiveness to issues – you’re a far cry from the usual taillight warranty.

You get what you pay for. Romtec provided the most perfect, seamless, flawless project I could have imagined. I would use Romtec 100 times over and will not consider any other options moving forward. You were able to beat my original budget and expectations. Everyone involved was great from sales to construction management, to the construction team themselves.

If I were to do this again, I would no doubt hire Romtec and its subcontractors to do the installation. Hindsight is always 20/20 and I learned a valuable lesson that I will hire Romtec’s certified installers to do the construction.

I would be remiss if I didn’t mention Dan Keagy (Romtec’s assistant construction manager). He in my opinion went above and beyond to solve our problems and problems that were not necessarily his or Romtec’s to solve. He is a great guy and great resource for Romtec. Overall, the biggest thing to me was the service after the sale. Romtec didn’t just make the sale and move on, but they supported us through a very long and arduous construction process.

Romtec was phenomenal when it came to service after the sale. They were available anytime there were questions. In addition, there were some issues with missing materials. Even though it was not Romtec’s fault for the missing materials, the were more than willing to send us the missing materials to get the project done. Romtec even sent out a representative to tour the site to give firsthand recommendations on how to proceed.
