Woodburn, Oregon, Park Development

A Romtec restroom building was included in the park development for a new housing subdivision near the Oregon Golf Association Golf Course in Woodburn, Oregon.

LGI Homes, a housing developer, is constructing a new community in Woodburn. The City of Woodburn required LGI Homes to include park development into the plans to bring more people to the area. In total, LGI Homes is converting a 31-acre tract of land into a new neighborhood in the city that is located between the state’s capital of Salem and the state’s largest city, Portland.

The park development includes paved walking paths, green areas, a field, playground, pavilions, and picnic areas. The park will primarily be used by the residents of the homes that are under construction by LGI Homes. The restroom facility represents an essential amenity in the overall park development, supporting both recreational use and long-term community value.

Romtec’s Park Restroom Design

The Romtec building installed at this site features two conventional bathrooms, each built to comply with the Americans with Disabilities Act (ADA) standards. The building design emphasizes both function and aesthetics, with a durable metal roof and split-faced concrete block walls providing longevity and minimal maintenance. Additional architectural features include glulam beams, an extended roof overhang for weather protection, and strategically placed gable vents that facilitate natural ventilation throughout the structure.

Drinking fountains are mounted on the building’s exterior, with a bottle filler included for added user convenience. Lighting at the entrance automatically activates when it gets dark outside, enhancing both safety and usability. Inside the mechanical room, a mop sink was installed to simplify maintenance, and a hose bib on the exterior supports general park upkeep.

Romtec’s role in this park development went beyond just supplying materials. The company handled the designsupply, and installation of the restroom building. This turnkey approach ensured that the final product met LGI Homes’ expectations, aligned with the City of Woodburn’s regulations, and complemented the overall aesthetic of the neighborhood.

The location of the restroom building was carefully selected to enhance park accessibility. It sits near a playground and pavilion, with a multi-use paved trail passing nearby, linking various amenities throughout the park. A bike rack and pet waste station were installed by others adjacent to the restroom, further increasing the park’s utility and appeal to a wide range of users.

Housing Development Sparks Park Builds

The driving force behind the project is LGI Homes, a housing developer founded in 2003 in The Woodlands, Texas, and first started building homes in the Houston area. As of 2020, LGI Homes operated in 31 markets in 18 states. The developer is known to build houses that are accessible and affordable to first-time home buyers.

The new neighborhood, known as Dove Landing, will feature modern single-family homes with 3 to 5 bedrooms, open concept layouts, attached garages, and appliances.

Woodburn itself is ideally located along Interstate 5, making it convenient for commuters and outdoor enthusiasts alike. The city is home to attractions like the Woodburn Premium Outlets and the annual tulip festival at Wooden Shoe Tulip Farm. Residents of Dove Landing will be within 30 miles of the lively culture of downtown Portland, Salem’s civic amenities, and close to recreational opportunities of the surrounding Willamette Valley wine country and expansive outdoors Oregon has to offer.

Romtec’s Role in Park Development

Romtec designs restrooms for parks and recreational areas all over the country to meet the specific needs of that location. Romtec had previously worked with the City of Woodburn, although it has been more than a decade since the last project. LGI Homes was a first-time customer for Romtec.

For this project Romtec took a full-service approach: designing, supplying, and installing the building. This means that the entire building is designed to meet the specifications of the buyer, local building codes, and be complementary to the new homes being constructed nearby. Romtec manufactured and supplied all materials needed for the construction of the bathroom building, and then made sure the building was installed to the satisfaction of both LGI Homes and the City of Woodburn.

Romtec’s process involves coordination with developers, municipalities, and contractors to ensure each project is completed efficiently and to exact specifications. The result is a durable, functional, and attractive Romtec building that supports the broader goals of community development and public access.

By including high-quality amenities to its park, LGI Homes has added long-term value to its Woodburn development, meeting municipal requirements, and enhancing the lives of its future residents.

Even though it was not Romtec’s fault for the missing materials, the were more than willing to send us the missing materials to get the project done.
